Lessee (tenant)
Once a written agreement for rental has been reached, a commission is due to Boodtenhuis Housing Services for one month rent plus 19% V.A.T. If the rental agreement is for less than 3 months our commission shall be prorated at 75% of one month’s rent plus 19 % V.A.T. If this agreement is extended the balance shall be due.
In the event a property is assigned to you, you will be required to sign a rental agreement. The following documents are required:
- A current copy of your passport
- A copy of a recent pay slip or an employment contract and;
- A copy of your residence permit or a Chamber of Commerce document.
Hand over of the keys takes place when the following payments have been made:
First monthly payment for the rent
Deposit (mostly 2 months rent)
The commission fee to Boodtenhuis Housing Services.
Lessor (owner)
If the property is rented out through Boodtenhuis our mediation fee is 6% of the total rent amount (excluding 19% V.A.T.) The mediation fee will be charged over a maximum of a 12 month period and will be deducted from the first monthly payment. The fee is payable for locating a suitable tenant, negotiation of the rental price, and execution of the rental agreement along with delivery of the keys.
A maintenance package is optional, the fee for the maintenance is 5.25% over the total rental fee (plus 19% V.A.T.) over the full rental term. Boodtenhuis will be the agency to be contacted if there are any property maintenance emergencies and day to questions about the property. We will also collect the rent and transfer it in a timely manner to the owners account. Other special request activities are € 50,00 per hour exclusive 19% V.A.T.
The Lessor is not obligated to give Boodtenhuis exclusive rental or representation rights.
